There are more than 5,000 buildings in the City that will be going through this retrofit process. That works out to more than 1,000 buildings a year for the next 5 years! Right now, just about everybody you’d like to work with – be they architects, engineers or contractors -- are probably available. And the Department of Building Inspection is on record that they’ll grant permits right over the counter if the architect or engineer is present. But as time goes by, and deadlines approach, all this will change. Permitting will slow way down, and you’ll be lucky to find any contractors, architects or engineers to work with, much less anybody who’s really good. And as demand overwhelms supply, as it surely will, costs will skyrocket.
And keep in mind that it’s been a quarter of a century since the Loma Prieta quake, and as the folks in Napa will tell you, no one has a clue when the next big one will hit. So delaying also exposes you to a greater (and unnecessary) risk of losing your building.
